The Hills is an open-air shopping center in Dallas TX with approximately 250,000 square feet of GLA. Our role was to stabilize the asset during COVID shutdowns, manage day-to-day operations and sell the property through an open marketing process. When we got involved occupancy was 60% and collections were below 50%. The business plan was to explore redevelopment opportunities for the 20-acre parcel, increase occupancy, collections, and sell. Ultimately, we received approval to add residential to the parcel, increased collections to 95%, and hired a marketing & brokerage team. The property sold to Asana in 2021.
