Brian Flanagan
MANAGING MEMBER
Brian Flanagan founded Dair Development as a full-service real estate firm to serve a comprehensive set of client needs around real estate. Mr. Flanagan is an experienced real estate professional with over 25 years of experience in the industry helping intuitional investors and family offices maximize the potential of their assets. During that time, Mr. Flanagan has been fortunate enough to serve critical roles on a wide variety of projects across the country. Notable projects include serving as the developer for a 395-unit ground-up multifamily project in Stamford CT; advisor to the lender for the completion of 125 Greenwich Street; and head of Asset Management for the wind-down of EB Arrow, a retail investment fund for eight malls totaling approximately 6 million square feet of GLA in four states.
Prior to founding Dair, Mr. Flanagan served as the Director of Fee Development & Equity Advisory for Sterling Project Development. In this capacity, he led projects totaling over 2 million square feet of commercial and industrial as well as 1,000 units of residential. Before SPD, Mr. Flanagan worked in the Asset Management group at Jamestown Properties leading the acquisition and conversion of the 6 million square foot Industry City campus to creative offices.
Mr. Flanagan received a Bachelor of Arts from the University of Virginia and a Master of Business Administration, graduating a Palmer Scholar, from the Wharton School of the University of Pennsylvania.

Ross Koehn
VICE PRESIDENT, DEVELOPMENT
Mr. Koehn is a real estate professional with nine years of experience in real estate development management, owner's representation, and development advisory services. In his current role at Dair, he is responsible for managing new construction projects through all phases of the development process from financial analysis, entitlements, coordination of project financing, design, construction, and lease-up. In addition, he is actively involved in providing due diligence, feasibility, and advisory services for debt and equity investors in real estate development transactions. Throughout his career, he has managed or advised on over 50 projects, totaling $3B in hard costs in various markets across the country.
Prior to joining Dair Development, Ross worked in Sterling Project Development’s NYC office on the advisory services and fee development teams. He also worked on the development team at FD Stonewater in Washington, DC, developing build-to-suit facilities for the GSA and high-security government agencies.
Ross received a Bachelor of Arts in Economics from the University of Wisconsin. He also holds a Master’s Degree from the Schack Institute of Real Estate at NYU with a concentration in Finance & Investments.

Jerry Spano
EXECUTIVE ADVISOR
Mr. Spano is a licensed architect, starting his career with John Portman & Associates and later joining Beyer Blinder Belle Architects working on Harborside Financial Center and Henri Bendel flagship retail. Presently, he is working on a number of residential construction projects including 685 Fifth Avenue, 75 Lewis Avenue in Bushwick, 150 Boerum Street in East Williamsburg and 24-29 40th Avenue in Queens. As part of Dair he is on the team preparing the Due Diligence reports and advising Lenders, Investors and Owners as to the general project parameters and the design & construction process. With a focus on project budget, schedule and quality controls, Jerry joins every project as an eager team member, guiding projects forward to successful completion.
Jerry received a Bachelor of Architecture from Syracuse University. He also holds a master’s degree from the Schack Institute of Real Estate at NYU with a concentration in Real Estate Development. Jerry is also an Adjunct Professor at NYU where he teaches the Real Estate Development Process, winning a Distinguished Teaching Award in 2022.

Caleb Sica
DEVELOPMENT ANALYST
In his current role, Caleb focuses on holistic real estate development, assisting in new ground up construction projects, and repositioning projects, through all phases of the development process. His responsibilities include financial analysis, garnering entitlements, project financing coordination, design, and construction management.
Prior to joining Dair Development, Caleb worked as a Financial Analyst on the Development Team at Realterm in New York City. In this role, he assisted industrial airport real estate cargo development projects, including being a key team member in drafting a winning RFP bid for the largest airport cargo redevelopment in the US, at LAX. Caleb's responsibilities included financial modeling, project status tracking, investment committee presentation preparation, and coordination of public project procurement.
Caleb earned a B.S. in Commerce from the University of Virginia's McIntire School of Commerce, specializing in Finance with coursework tracks in Real Estate & Global Commerce. He also earned an A.S. in Business Administration from Northern Virginia Community College.

Paul Fuschetti
PROJECT MANAGER
Paul Fuschetti is an architecture professional. In his current role at Dair, he is responsible for managing projects from inception as an owners representative, assisting in the successful completion of projects both financially and aesthetically. He is also involved in providing clients with a variety of advisory services during the construction phase assuring timely completion.
Prior to joining Dair Development, Paul worked in both architecture and contracting. He started with Superstructures, an architecture and engineering firm specializing in historic restoration and building envelopes. There he primarily focused on public projects with agencies such as NYCHA, DASNY, and HHC. He also completed several historically significant restoration projects downtown for NYU. Paul later joined Omnibuild, a general contractor based in New York. There he helped manage large residential projects in preconstruction and construction, guiding projects through buyout and into realization.
Paul received a Bachelor of Architecture from Cornell University.

Vincent Poncia
PROJECT MANAGER
With his experience in on-site construction management, Vinny focuses in representing client in day-to-day construction activities as well as advising clients regarding progress of work, sequence and associated risks. His responsibilities include attending design and on-site meetings, reviewing project financials, developing project budgets, and supporting the permitting/close-out process.
Prior to joining Dair Development, Vinny worked in Suffolk Construction’s Boston office in scheduling and field operations/project management, over a variety of asset classes mainly Multifamily. Most notable was Raffles Boston, a 35-story hotel and luxury condo building. He also worked at General Investment & Development as an Accountant, managing day-to-day operations for multiple properties and assisted on Waterline Square, a large mixed-used development in New York City.
Vinny earned a B.S in Business Administration concentrated in Accounting from Merrimack College. He also earned an M.S in Construction Management from Wentworth Institute of Technology. Vinny also holds his OSHA-30 Certification.
