Burbank Town Center, a 2 million square foot indoor mall with 6 pad locations, is an iconic property at the end of San Fernando Blvd. This project consisted of managing the asset after the impacts of COVID resulted in a default with the lender. Our role was to stabilize the asset during COVID shutdowns, manage day-to-day operations and create a redevelopment strategy for the property. The property was extremely complex with different ownership groups, lenders, a ground lessor, and reciprocal easement agreements which restricted uses. The mall housed more than 150 retail tenants and had a property-level staff of 15. In addition to managing day-to-day operations, we created a redevelopment master plan for the 35-acre campus that included 5 million square feet of movie studio, residential and retail uses. We reopened the mall, changed management companies, secured amendments to the easements, and received preliminary entitlement approvals from the City of Burbank. The property was ultimately transitioned to Onni Development through a deed-in-lieu.
